Each layer comes from public records. Each one says where the record stops and a professional starts.
- Parcels and boundariesEvery search starts by making sure we are looking at the right piece of ground, with the right lines around it.
- Power and substationsFor a data center, power decides the site. We measure what the public maps show and mark what only the utility can answer.
- FiberA site needs more than one way to reach the network. We look at which providers report service nearby and which facilities are close.
- Water and sewerCooling needs water. Homes need sewer or septic. We find out early which one the land can count on.
- Zoning and moratoriumsThe right land in the wrong district is the wrong land. We read the zoning on record and watch for local pauses on data-center projects.
- Flood, wetlands, soilsFloodplain, wetlands, and poor soils take acres off the top. We measure how much before you count on them.
- Access and roadsFrontage, road class, and a legal entrance matter as much as acreage. We check them from the record.
