## How the estimate works

1. Net lot area equals usable acres minus the road and open-space set-asides.
2. Lots by lot size equals net lot area divided by the minimum lot size, rounded down.
3. If the zoning sets a density cap, lots by density equals usable acres times the cap, rounded down.
4. The estimate is the lower of the two.

## What changes the real count

Wastewater decides more yields than zoning does. A tract on septic needs soils that pass, and lots large enough for a drain field and a repair area. A tract on public sewer depends on capacity and the distance to the nearest line. Frontage rules, cul-de-sac limits, and the shape of the land take more lots off.

At a 10,000 square foot minimum lot and the default set-asides, about three. Denser districts allow more. Lots on septic often need an acre or more each.
