Three steps, no mystery. You always know what we checked and what still needs checking.

## 1. Requirements

We start with a conversation about the project: use, acreage, counties, power, water, access, budget range, and timeline. We write the requirements down and send them back so we agree on the target.

## 2. Discovery and screening

We search official parcel records and public sources in the counties you name. Every candidate goes through the same seven layers: parcels, power, fiber, water and sewer, zoning, flood and soils, and access. Candidates that fail a hard requirement drop out. The rest are ranked against your priorities.

## 3. Verification and handoff

You get a short list. Each site shows what the record confirms and a question list for what it cannot. We help line up the calls to utilities, planners, and surveyors. When you want to move on a site, the transaction runs through a licensed North Carolina real estate brokerage.
